SEO for Facility and Property Maintenance by Dr IT SEO Services

SEO for Facility and Property Maintenance

SEO for facility and property maintenance is the work of getting a clearance, guttering, grounds or building-maintenance contractor found for the jobs it actually wants, in the areas it actually covers. Dr IT SEO Services is a founder-led agency in Birmingham with two measured results in this sector, one documentary and one the client has confirmed verbally. Vlad Tabaranu does the auditing and the fixes himself.

What property maintenance businesses are competing against

Three kinds of competitor, and only one of them is another contractor.

Lead-generation platforms sit at the top of most maintenance searches. They do not do the work. They sell your enquiry, often to you, and often to three of your competitors at the same time.

National franchise networks hold the broad category terms with content budgets no independent will match.

Directories and marketplaces fill the rest, monetising a click you used to get for nothing.

What that leaves an independent is the specific job in the specific area, which is a smaller search and a far better one. The person typing it has already decided what they need.

Seasonality is the thing most of this industry gets wrong

Maintenance demand is not flat and search demand moves ahead of it.

Gutter clearing is searched in autumn. Grounds work peaks in spring. Clearance rises through probate and end-of-tenancy cycles rather than with the weather at all. A page published when the season starts has missed it, because indexing, crawling and ranking all take time the season does not give back.

The work that matters is therefore done out of season, for a season that has not arrived.

What we changed for two clients in this sector

The two results below are different strengths of evidence. They are reported separately and labelled, rather than presented as one body of proof.

DrClear: waste management and house clearance. Documentary.

DrClear is named here with permission. The figures come from Google Search Console, comparing the nine months to July 2026 against the preceding period.

Organic clicks grew 335% per day and impressions 631% per day, with average position improving from 26.2 to 23.6.

Those are per-day figures deliberately. The two comparison windows are different lengths, 273 days against 184, so raw totals would be inflated by the longer window on its own. The per-day rates survive that correction and the raw totals do not, which is why the raw totals appear nowhere on this site even though they are larger and would read better.

A regional property maintenance contractor: guttering. Client-confirmed, not yet documented.

This client is not named, for a simple reason rather than a discreet one: no naming permission is held.

The reported outcome is a rise of up to 340% in localised autumn cleaning contract conversions, with inbound moving from three raw enquiries a week to more than nineteen qualified closed jobs a month.

Those figures are the client’s own account, confirmed by us, with supporting screenshots still outstanding. That is a weaker tier of evidence than DrClear’s Search Console export and it is labelled as such here rather than blended into the stronger one. A page that presents a verbal figure and a documentary figure as equals has told you nothing about either.

Results vary with sector, starting position, competition and the state of the site at the outset, and outcomes are not guaranteed.

How the work runs

One page per job, not one page for maintenance. A contractor doing gutter clearing, fascia repair, roof cleaning and grounds work sells four things and is searched for four times.

One page per area actually served, because is a ranking factor and a single position tells you nothing about the next town.

How far a business is from the person searching. Google names it, as “distance”, as one of three things that decide local results, alongside relevance and prominence.

Seasonal pages built and indexed before the season, not during it.

The Google Business Profile carrying the same service list as the site.

Measurement per service and per area, dated, so a figure can be checked rather than believed.

What is covered

Six surfaces, the same six the free audit inspects.

Questions

Why is one client named and the other not?

DrClear gave permission to be named. The other did not, so the work is described and the business is not identified. That is the whole reason, and it is not a comment on either result.

Why are the DrClear figures given per day?

Because the two periods being compared are different lengths, 273 days against 184. Raw totals across unequal windows are inflated by the longer window before any improvement is counted. The per-day rate removes that, which makes the figure smaller and correct.

Should I wait until the season starts?

No, and that is the most common expensive mistake in this sector. Crawling, indexing and ranking take time, so a page published at the start of a season competes for the tail of it at best. The work for autumn is done in summer.

Do you work with contractors outside the West Midlands?

Yes. The SEO and web work is delivered remotely across the UK.
